R/URBAN DESIGN OFFICE LLC

This project is an interior renovation of a single floor in a mixed-use building, located in a suburban area of Tokyo, transformed into a compact office for a real estate agency.

The design challenge was to accommodate 20 individual workstations alongside a reception area, client meeting booth, and two small multipurpose meeting rooms, requiring a thoughtful configuration that balances operational workflows with client-facing functions.

The plan organizes the limited floor area into four distinct stripes: the "Public Layer," "Communication Layer," "Workspace Layer," and "Well-being Layer." By arranging these layers in a sequence from the entrance toward the rear, each zone is tailored to its specific functional and environmental needs. Simultaneously, we introduced visual and circulatory "breaks" that traverse these zones, ensuring that while the space is segmented, it retains the sense of continuity, depth, and openness of a unified office environment.

While we largely left the existing structural skeleton exposed to maximize ceiling height, we introduced a new ceiling structure in the "Communication Layer" to foster a sense of intimacy and tranquility. This ceiling element, finished with galvanized corrugated steel on its sides, functions as an independent volume that extends beyond its zone into the "Public" and "Workspace" layers, gently connecting the segmented areas. Throughout the space, the company’s corporate identity is subtly woven into the material palette and furniture selections through the strategic use of deep navy blue, bringing a sense of rhythm and cohesion to the overall experience.
